RF 1.1(A) Agency Exclusive Right to Sell Listing Agreement
To be used when a seller wants a real estate broker to list the seller’s residential property as an agent. This agreement creates a fiduciary relationship between the broker/agent and the seller. In general, the agreement contains spaces to input information about the property and the seller’s desires for its sale, the seller’s and broker/agent’s duties under the agreement, and the listing broker’s agreed-upon compensation.

RF 1.1(C) Seller Authorization Addendum
To be used when a non-AAR listing agreement is being used and additional language is needed to include the information required by NAR’s August 2024 rules.
RF 1.2 Buyer Agency Agreement
To be used when a buyer wants a real estate broker to assist the buyer in locating a property as an agent. The agreement creates a fiduciary relationship between the broker/agent and the buyer. In general, the agreement contains spaces to input information about the buyer’s desires, advisory information for the buyer about purchase agreements, both the buyer’s and broker/agent’s duties under the agreement, and the broker’s agreed-upon compensation.
RF 1.3(A) Transaction Facilitator Agreement for Sellers
- To be used when a seller wants a real estate broker to list the seller’s property as a transaction facilitator, rather than as an agent. This agreement does not establish a fiduciary relationship between the broker/licensee and the seller. In general, the agreement contains spaces to input information about the property and the seller’s desires for its sale, the seller’s and broker/licensee's duties under the agreement, and the listing broker’s agreed-upon compensation.
RF 1.3(B) Transaction Facilitator Agreement for Buyers
To be used when a buyer wants a real estate broker to assist the buyer in locating a property as a transaction facilitator, rather than as an agent. This agreement does not establish a fiduciary relationship between the broker/licensee and the buyer. In general, the agreement contains spaces to input information about the buyer’s desires, information relating to purchase agreements for the buyer, both the buyer’s and broker/other licensee’s duties under the agreement, the broker’s agreed-upon compensation.
RF 1.4(A) Dual Agency Agreement
To be used when the same individual licensee will represent both the buyer(s) and the seller(s) as an agent in the same transaction. Written consent from buyer(s) and seller(s) is required before the licensee may act in this capacity. NOTE: This form must be completed before an offer is prepared or submitted on the buyer’s behalf.
RF 1.4(B) Dual Agency Agreement for Multiple Licensees
To be used when multiple licensees will represent both the buyer(s) and seller(s) as agents in the same transaction. Written consent from buyer(s) and seller(s) is required before the licensees may act in this capacity. NOTE: This form must be completed before an offer is prepared or submitted on the buyer’s behalf.
RF 1.5(A) Alabama Co-Brokerage Listing Agreement - Agency
To be used when a seller authorizes two Alabama-licensed real estate companies/brokers to co-list the seller’s property as agents. This agreement creates a fiduciary relationship between the brokers/agents and the seller. The agreement contains spaces to outline the property details, the seller’s objectives for the sale, the duties of the seller and brokers’/agents’ under the agreement, and the listing brokers’ agreed-upon compensation.
RF 1.5(B) Alabama Co-Brokerage Listing Agreement - Transaction Facilitator
To be used when a seller authorizes two Alabama-licensed real estate companies/brokers to co-list the property as transaction facilitators. RF 1.6(A) Interstate Co-Brokerage Listing Agreement - Agency
To be used when a seller authorizes one Alabama-licensed qualifying broker to co-list the property with an out-of-state licensed qualifying broker, both serving as agents. This agreement creates a fiduciary relationship between the qualifying brokers and the seller. The agreement contains space to outline the property details, the seller’s objectives for the sale, the duties of the seller and brokers under the agreement, and the listing brokers’ agreed-upon compensation.
RF 1.6(B) Interstate Co-Brokerage Listing Agreement - Transaction Facilitator
To be used when a seller wants one Alabama-licensed qualifying broker to co-list the seller’s property with an out-of-state licensed qualifying broker, both as transaction facilitators. RF 1.7 Addendum to Brokerage Agreement
To be used when the consumer and broker/licensee mutually agree to amend a listing agreement or buyer agreement (whether agency or transaction facilitator).
RF 1.8 Wire Fraud Prevention Notice
To be used when educating consumers about the potential for fraud, including wire fraud, in real estate transactions. The form also provides guidance on how to respond when fraud is suspected and a section to give the consumer trusted contact information for the licensee.
RF 1.9 Real Estate Referral Disclosure Form
To be used when disclosing to a consumer the existence of a referral agreement between licensees. This form is not required by law or REALTOR® Association rule and is optional at the discretion of the company/qualifying broker.
Purchase Agreement Forms
RF 2.1(A) Residential Purchase Agreement
To be used when a buyer wishes to make an offer to purchase a home. Contains most of the provisions a buyer and seller will need, but addenda may be needed in some transactions.
RF 2.1(B) Lot-Land Purchase Agreement
To be used when a buyer wishes to make an offer to purchase lot-land. Contains most of the provisions a buyer and seller will need, but addenda may be needed in some transactions.
RF 2.2(A) FHA/VA Addendum for Residential Purchase Agreement
To be used when a buyer makes a home purchase using an FHA or VA loan and a Purchase Agreement that does not contain the government-required provisions for these types of loans is used. This form is not necessary when using the AAR Residential Purchase Agreement.
RF 2.2(B) Purchase Price Escalation Addendum to Purchase Agreement
To be used when a buyer wishes to include a purchase price escalation clause in conjunction with a purchase agreement. This form allows the buyer to set tiered increases up to a maximum if a third party unrelated to the seller makes a higher offer than the buyer.
RF 2.2(C) Inspection Addendum to Residential Purchase Agreement
To be used when a purchase agreement does not contain an inspection contingency, but the parties want one included.
RF 2.2(D) Repair-Replace Addendum
To be used when the purchase agreement contains an inspection contingency and the buyer submits a request for repairs and/or replacements pursuant to that contingency. The addendum provides space for the buyer’s request and seller’s response.
RF 2.2(E) Community Association Disclosure Addendum
To be used when a seller has indicated that their property is subject to a Homeowners/Condominium/Community Association, to disclose details of the association to any prospective buyer(s).
RF 2.2(F) Addendum to Purchase Agreement
To be used when making small changes or amendments to an executed purchase agreement, such as extending the closing date. NOTE: Alabama law and REALTOR® rules prohibit the unauthorized practice of law and this form is intended only for basic amendment(s).
RF 2.3(A) Back-Up Offer Agreement Exhibit
To be used when a seller signs a secondary or back-up purchase agreement to sell a property.
RF 2.4 Personal Property Conveyance Agreement
To be used when the seller is transferring personal property to the buyer as part of a real estate transaction and the number of items do not fit on the purchase agreement.
RF 2.5 Counter-Offer to Purchase Agreement
To be used when a buyer or seller wishes to make a counter-offer or offer different terms to purchase a residence or lot-land. The form should be used in conjunction with a purchase agreement. NOTE: All parties must sign the document for it to be legally binding.
RF 2.6 Withdrawal of Offer
To be used when withdrawing an offer or counter-offer before acceptance, thereby legally terminating the offer and preventing an agreement from forming.
RF 2.7 Release and Cancellation of Purchase Agreement
To be used when canceling an executed purchase agreement and/or mutually releasing earnest money.
RF 2.8 Post-Closing Occupancy Agreement
To be used when a seller and buyer agree that the seller can remain in the purchased home after closing. The form acts similar to a lease agreement between the seller and buyer but does not create a landlord/tenant relationship.
RF 2.9 Pre-Closing Occupancy Agreement
To be used when a buyer and seller agree that a buyer can move into the property to be purchased prior to closing. The form acts similar to a lease agreement between the seller and buyer but does not create a landlord/tenant relationship.
RF 2.10 Personal Interest Disclosure
To be used when a real estate licensee is involved in a transaction in which (s)he has a personal interest. The form satisfies required disclosure by Alabama license law and the REALTOR® Code of Ethics.
RF 2.11 Buyer's Estimated Closing Statement
To be used when providing a buyer with an approximate estimate of the costs the buyer is expected to incur at closing, as required by Alabama license law. An updated copy must be provided with every offer the buyer makes, counter-offer the buyer receives or makes, and any amendment to an executed purchase agreement that changes the buyer’s financial obligation. This document is often informally called a “net sheet.”
RF 2.12 Seller's Estimated Closing Statement
To be used when a providing a seller with an approximate estimate of the costs the seller is expected to incur at closing, as required by Alabama license law. An updated copy must be provided with every offer the seller receives, counter-offer the seller receives or makes, and any amendment to an executed purchase agreement that changes the seller’s financial obligation. This document is often informally called a “net sheet.”
RF 2.13 Final Walk-Through Inspection Form
To be used when documenting the results of a final walk-through inspection, if allowed by the purchase agreement. The form includes options to waive the final walk-through or to conduct it and document any observations.
Tenancy-Related Forms
RF 3.1 Residential Lease Agreement
To be used when renting or leasing a residential property. The agreement generally includes information on rent, security deposit, lease term, lease termination, tenant and landlord duties, rules, and other standard lease provisions.
RF 3.2(A) Animal Agreement Addendum to Residential Lease Agreement
To be used when a landlord approves an animal to reside in a rental unit, as an addendum to a Residential Lease Agreement, or when a tenant wishes to submit a reasonable accommodation letter for service and/or emotional support animals.
RF 3.2(B) Addendum to Residential Lease Agreement
To be used when making small changes or amendments to a Residential Lease Agreement, such as extending the lease term. NOTE: Alabama law and REALTOR® rules prohibit the unauthorized practice of law and this form is intended only for basic amendment(s).
RF 3.3 Property Management Agreement
To be used when an owner of a residence appoints a real estate licensee to serve as the property manager for the residence. The scope of duties may be limited or may include tasks such as finding renters, collecting rent, and managing the property on behalf of the owner. This form is not a power of attorney and does not authorize the licensee to sign documents on the owner’s behalf.
RF 3.4(A) Exclusive Lease Procurement Agreement - Agency
To be used when an owner of a residence wants a real estate licensee to list the property for lease, with the licensee serving as an agent. This agreement creates a fiduciary relationship between the broker/agent and the owner. In general, the agreement contains spaces to input information about the property and the owner’s desires for its lease, the owner’s and broker/licensee's duties under the agreement, and the broker’s agreed-upon compensation. This is not a property management agreement.
RF 3.4(B) Exclusive Lease Procurement Agreement - Transaction Facilitator
To be used when an owner of a residence wants a real estate licensee to list the property for lease, with the licensee serving as a transaction facilitator. This agreement does not establish a fiduciary relationship between the broker/licensee and the owner. The agreement contains spaces to input information about the property and the owner’s desires for its lease, the duties of both the tenant and broker/licensee's under the agreement, and the broker’s agreed-upon compensation. This is not a property management agreement.
RF 3.5(A) Tenant Representation Agreement - Agency
To be used when a tenant wants to enter into an exclusive agency representation agreement with a licensee for assistance in locating a rental property. This agreement creates a fiduciary relationship between the broker/agent and the tenant. The agreement contains spaces to input information about the tenant’s desires, both the duties of both the tenant and broker/agent under the agreement, and the broker’s agreed-upon compensation. NOTE: This form is not required under Alabama license law when working with a tenant.
RF 3.5(B) Tenant Representation Agreement - Transaction Facilitator
To be used when a tenant wants to enter into an exclusive transaction facilitator representation agreement with a licensee for assistance in locating a rental property. This agreement does not establish a fiduciary relationship between the broker/licensee and the tenant. The agreement contains spaces to input information about the tenant’s desires, both the tenant’s and broker/licensee’s duties under the agreement, and the broker’s agreed-upon compensation. NOTE: This form is not required under Alabama license law when working with a tenant.
Seller's Forms
RF 4.1 Multiple Offers Notification and Disclosure
To be used when a seller needs to notify potential buyer(s) that multiple offers have been received but no agreement has been signed. The addendum explains the seller’s procedures for moving forward. NOTE: This form is not an escalation clause.
RF 4.2 First Right of Refusal Notification
To be used when a seller needs to notify a person holding a first right of refusal on the seller’s property of another offer. The form provides the option to either waive the right of refusal or purchase the property.
RF 4.3 Property Condition Disclosure Form
To be used when a seller chooses to provide a disclosure about the condition of their property. This form is sometimes informally called a seller’s disclosure. NOTE: This form is not required under Alabama license law or by the Alabama Association of REALTORS®.
Buyer's Forms
RF 5.1 Buyer’s Acknowledgment Statement
To be used when providing the buyer with explanations of key real estate terms and for the buyer’s acknowledgment that these terms were explained.
RF 5.2 Buyer’s Term Waiver Acknowledgment
To be used when a buyer chooses to waive or add certain terms in a residential real estate offer (e.g., waiving inspection or adding an escalation clause). By signing, the buyer acknowledges that these changes may increase the risk of future loss or harm and agree to hold the licensee harmless for the decision and any resulting claims or damages.
Internal Licensee/Company Forms
RF 6.1 Notice of Exemption from Municipal Business License Tax
To be used when a municipality or a third-party company on behalf of a municipality incorrectly seeks a business license fee or tax from a real estate company that does not have an office in that municipality.
RF 6.2 Referral Agreement
Required by Alabama law when a real estate licensee refers to another real estate licensee a consumer looking to sell, purchase, or rent real estate in Alabama.
RF 6.3 Independent Contractor Agreement
To be used when establishing an independent contractor relationship between a qualifying broker/company and a licensee. This form outlines the licensee’s status as an independent contractor, the responsibilities of both the broker and licensee, compensation and expense arrangements, and other key terms. While not required by law, a written independent contractor agreement is highly recommended.
RF 6.4 Single Agent Designation Agreement
To be used when a Qualifying Broker designates two licensees in the same transaction as single agents, with one representing the buyer and the other representing the seller. This form is not required to be provided to consumers under Alabama law.
RF 6.5(A) Team Member Agreement
To be used by a Qualifying Broker when a licensee in your company wishes to join a real estate team. This form is not required by law but is recommended to establish the licensee’s rules and requirements, as well as their compensation, when serving on a team.
RF 6.5(B) Team Leader Agreement
To be used by a Qualifying Broker when establishing a particular licensee within the company as the leader of a real estate team. This form is not required by law but is recommended to establish rules, requirements, and compensation for the team leader.
RF 6.5(C) Team Member List
To be used when forming a real estate team to maintain the required list of team members. While licensees are not required to use this specific document, a team list is required by law as of October 1, 2025, for any active real estate team. The team leader must keep the team member list up-to-date and provide a copy to their Qualifying Broker.
RF 6.6 Transaction Reference Sheet
To be used when opening a transaction file and throughout the life of the transaction as a reference tool to capture key transaction information, track third-party services, and assist with file organization. Some companies refer to this type of document as a “greensheet.” Recommendation: Many companies print this form on colored paper, so it is easy to locate at a glance when working in or reviewing a transaction file.
Non-AAR Forms
HUD Home Inspection Form
To be used when a residential buyer is purchasing a home offered for sale through HUD and must acknowledge that, while obtaining a home inspection is advisable, the buyer is responsible for securing the inspection independently.
RECAD Form
To be used when engaging in real estate brokerage services with a consumer. The form must be provided to all consumers at the first substantive contact to explain the types of brokerage relationships and services available between a consumer and a real estate licensee. This form is created by the Alabama Real Estate Commission (AREC) and satisfies the disclosure requirements of the Real Estate Consumers Agency and Disclosure Act (RECAD).
Lead-Based Paint Disclosure Form for Lessors
To be used when leasing residential property built before 1978 to comply with federal lead-based paint disclosure requirements. This is the Environmental Protection Agency’s (EPA) sample disclosure form and must be provided to tenants prior to lease execution.

To be used when selling residential property built before 1978 to comply with federal lead-based paint disclosure requirements. This is the Environmental Protection Agency’s (EPA) sample disclosure form and must be provided to buyers prior to purchase agreement execution.
Lead-Based Paint Pamphlet
To be used when selling or leasing residential property built before 1978 to comply with federal lead-based paint requirements. This is the Environmental Protection Agency’s (EPA) required lead hazard information pamphlet and must be provided to prospective buyers or lessees in addition to the lead-based paint disclosure form prior to contract or lease execution.
