A Homeowner’s Guide to Fall Maintenance in Alabama

A Homeowner’s Guide to Fall Maintenance in Alabama

After months of Alabama's heat and humidity, fall brings a welcome change of pace. As temperatures begin to cool, it's also an ideal time for homeowners to tackle routine maintenance, address small repairs and prepare their properties for the months ahead.

For REALTORS®, fall can also be a helpful time to remind consumers that a little preventive maintenance now can help avoid bigger, more expensive problems later. Here’s a practical guide to get started.

1. Give Your HVAC System Some Attention

After working hard through Alabama’s hot, humid summer, your HVAC system deserves attention before it needs to switch on for heating. Replace the air filter if needed, check that vents are unobstructed and consider scheduling routine service if the system hasn’t been inspected recently.

If the system makes unusual noises, struggles to maintain a comfortable temperature or hasn’t been serviced in over a year, fall is a good time to call a professional rather than waiting for the first cold snap.

2. Clean Gutters and Check the Roof

Fall leaves may look beautiful, but they can quickly become a problem when they collect in gutters and downspouts. Clogged gutters can prevent water from draining properly and contribute to water damage around the roof, siding or foundation.

Before the season gets too wet, homeowners should:

  • Clear leaves and debris from gutters and downspouts
  • Make sure downspouts direct water away from the foundation
  • Look for damaged or missing shingles
  • Check flashing around vents, chimneys and other roof openings

If anything looks questionable, it’s worth having a qualified professional take a closer look.

3. Look for Drafts and Small Gaps

Alabama winters are typically mild, but temperatures can occasionally drop below freezing, particularly in northern parts of the state like Huntsville and Decatur. That makes fall a good time to check for places where cold air can sneak in. Inspect weatherstripping around doors and windows, replace worn seals and caulk obvious gaps.

The benefit is two-fold: Making your home more comfortable and improving energy efficiency throughout the year.

4. Seal Potential Pest Entry Points

As temperatures cool, unwanted pests may look for warmer places to shelter. Even small openings around utility lines, plumbing penetrations, foundations and exterior walls can provide an easy way inside.

Walk around the exterior of the home and look for cracks, holes or other openings that need attention. Sealing these entry points and repairing deteriorating exterior materials can help keep pests outside where they belong.

5. Protect Pipes Before a Freeze

Homeowners may not need to prepare for months of frozen pipes, but they should know which plumbing areas are vulnerable. Check exposed pipes in garages, crawl spaces and other unheated areas. Pipes along exterior walls can also be susceptible to freezing. Insulating vulnerable pipes and disconnecting garden hoses can provide an extra layer of protection.

6. Don’t Forget the Yard

Fall maintenance doesn’t stop at the front door. Homeowners should take some time to tidy up outdoor spaces and address potential hazards before cooler, wetter weather arrives.

Clear accumulated leaves and debris from the lawn, patio spaces, garden beds and around the home’s foundation. Keep an eye out for dead or damaged tree limbs, especially those that could fall during strong winds or heavy rain. Trimming them now can help reduce the risk of damage to the home, vehicles or power lines.

Make Fall Maintenance a Seasonal Habit

A fall maintenance checklist doesn’t have to mean spending an entire weekend tackling major projects. A few hours spent checking your home’s major systems, clearing debris and addressing small repairs can go a long way toward preventing larger headaches later.

By making these simple tasks part of an annual routine, Alabama homeowners can protect their investment, maintain their property's condition and head into the cooler months with greater peace of mind.
