Summer Digital Strategies to Help REALTORS® Stay Top of Mind

Summer is officially here, and with the change in seasons comes a shift in how people spend their time and attention online. As routines change and more people travel or enjoy the outdoors, capturing attention digitally can become a bit more challenging. That’s why summer is the perfect time to refresh your marketing strategy with content that feels relevant and connected to the lifestyle potential clients are currently enjoying.

Here are some summer-themed marketing ideas to help you stay visible, boost engagement, and remain top of mind all season long.

Share a seasonal market update

Summer is one of the most active seasons in real estate, which makes it a great time to inform your audience about what’s happening in the local market.

Because attention spans are a bit shorter this time of year, steer clear of lengthy, data-heavy reports. Instead, focus on quick videos, simple graphics, or casual "market check-in" posts that provide valuable insights in an easy-to-digest format.

You can also tie your updates to real-life questions buyers and sellers are asking during the summer months. For example, is now a good time to list? What does competition look like for summer buyers? Are homes spending more or less time on the market than they were in the spring?

Address current homeowner needs

Beyond market updates, summer-themed educational content can help you stay relevant while providing value that resonates with homeowners and prospective clients.

Consider sharing summer home maintenance tips, such as how to keep energy costs down or simple ways to boost curb appeal. You can also cover topics like protecting your home while traveling, common mistakes to avoid during a summer move, and preparing your home for severe summer weather.

Host a seasonal photo contest

An online photo contest can be a fun way to spark interaction while highlighting the unique features that make a house feel like home.

Invite followers to share photos of their favorite summer spaces, whether it's a peaceful backyard garden, relaxing patio, welcoming front porch, or a kid-focused pool area. Ask participants to post their photos and explain why they enjoy spending time there.

This type of contest encourages engagement and highlights the lifestyle benefits of homeownership in an authentic way. To increase participation, consider offering a small prize such as a gift card to a local garden center, home improvement store, or neighborhood restaurant.

Highlight community organizations

Summer is one of the busiest times of year for community organizations and nonprofits, making it a great opportunity for REALTORS® to spotlight causes that are making a difference locally. Whether it's a food bank donation drive, an animal rescue adoption day, a youth sports league tournament, or a neighborhood cleanup event, there are plenty of activities happening throughout the season.

So, if you're out volunteering or supporting a local cause, take a few minutes to capture a short video or snap a few photos highlighting the organization. You can also share information about upcoming events, volunteer opportunities, fundraising efforts, or ways your audience can get involved.

Not only does this create meaningful content, but it also helps raise awareness for organizations that are working to strengthen your community!

Create a summer bucket list

This is the perfect time of year to showcase everything that makes our state a great place to live. Consider putting together a list of must-visit summer destinations, favorite local attractions, and hidden gems throughout Alabama. Depending on your market, you might feature beautiful Gulf Coast beaches, hiking trails, state parks, local festivals, farmers' markets, outdoor concerts, or family-friendly attractions.

You can turn the list into a blog post, social media series, downloadable guide, or even an interactive challenge where followers check off activities throughout the season. Encourage people to comment with their favorite summer destinations or share places you may have missed.

Spotlight local businesses

The warmer months are definitely busy for restaurants, coffee shops, garden centers, landscaping companies, pool services, etc., making it the perfect time to build relationships while providing valuable recommendations to your audience.

Consider creating a weekly "Summer Favorites" series where you highlight a different local business. Share your favorite menu item from a neighborhood restaurant, spotlight a local golf course, or highlight a smoothie shop or ice cream parlor. You could even interview some of the business owners and ask them to share their own summer tips and recommendations.

So, even though online engagement may be a bit lower this time of year, it is a great opportunity to meet your audience where they are—traveling, relaxing, and engaging with their communities. Remember, when your content reflects how people are actually living during the season, it naturally strengthens your visibility and connection.
